Buying a home in Washington is an exciting process.

A careful examination of a house is not easy. Criterium-Pioli-Rowe Engineers provides home inspections by Professional Engineers who are licensed by the state of Washington and in the State of Oregon and adhere to the highest legal and ethical standards

The purchase of a new home is a time when an expert, professional home inspection is needed most. Criterium-Pioli-Rowe Engineers can provide you with a detailed report to help you learn about the house you want to buy and avoid costly surprises in the future.

Our inspection is a limited visual inspection consistent with the Standards of Practice of the State of Washingtion, 308-408C WAC designed to identify significant deficiencies and/or repairs needed in the major systems of a home (structural, heating, air conditioning, plumbing, electrical, roof, exterior) and to provide a general understanding of the property's current condition. This law and the associated WAC spell out the:

  • Licensing of Home Inspectors
  • Training and Continuing Education
  • Standards of Practice
  • Ethics
  • Reporting Standards

Our Home Inspection Report

We provide a narrative report unique to the property, not just a checklist. It includes a description of each system, including its condition, and life expectancy. We include a maintenance plan prioritizing items to repair immediately, one year, five years, and ten years, as well as annual maintenance items. Reports are normally delivered within 24 hours, giving the engineers adequate time to review the property and to prepare a quality report. All of Criterium-Pioli-Rowe's home inspection reports meet WA state standards. Criterium-Pioli-Rowe Engineers reports not only meet the standards as set forth in the Washington State WAC and RCW, they exceed them. Our clients don't receive a check list, they receive the advice of a Professional Engineer.

We look at the following areas during our Standard Home Inspection:

  • Structure
  • Seismic Condition
  • Wood-Destroying Organisms
  • Foundation Water
  • Ventilation
  • Heating and Cooling
  • Plumbing
  • Electrical
  • Interior
  • Exterior
  • Roofing
  • Life and Fire Safety
  • Pool and Spa
  • Environmental
  • Energy Efficency

Following the on-site home inspection, you will receive a detailed written report that our clients find easy to follow. The most popular feature of the report is our Summary which outlines the deficiencies to be addressed immediately, 1 year, 5 years, and in 10 years as well as annual maintenance.

Call Criterium-Pioli-Rowe Engineers for our pricing structure, which is determined by the property's size, age, location and the services you request.
